Rainbow Bend is an Owners only Single Family Home Private Community nestled along the south side of the Truckee River and I 80, Exit 22 in Lockwood, Nevada. Lockwood lies east of the main part of the City of Sparks, Nevada, in Storey County. Lockwood has its own Sheriff Substation, Fire Station, Senior Center, elementary school, community park and market. We have an active social club and Senior Center that together offer a wide range of activities for families and individuals of all ages. We are a community of people who care and help each other. There are programs available to help seniors, the disabled and children within Lockwood.
Rainbow Bend Homeowners’ Association (HOA) represents a deed restricted community located in Lockwood outside of Sparks, Nevada. In a deed restricted community, a homeowners’ (HOA) enforces rules pertaining to how your property is used and what it looks like. Like most deed restricted communities, Rainbow Bend requires a monthly assessment from each homeowner that pays for the community’s upkeep and maintenance. These assessments are due monthly and payable to the Rainbow Bend Homeowners’ Association. Rainbow Bend Homeowners Association (RBHOA) enforces rules pertaining to how your property is used and what it looks like. The Rainbow Bend Board of Directors contracts with Kenyon & Associates, a Licensed Community Association Management Company, to handle the day-to-day operations. The management company reports directly to the elected RBHOA Board Members.

The Covenants, Conditions Restrictions (CC&R’s) and By-Laws in a homeowners association will provide complete details of all the responsibilities of the HOA Board. These documents can be downloaded from this website. In general though, an HOA Board can perform the following functions.
Most importantly, a HOA Board is there to represent and support all members of the homeowners association. Board members should be fair, honest and always have the HOA members' best interests in mind for all decisions.
